As part of your Damngood Pre-Listing Inspection we include the inspection of the attached garage. We check floors, ceilings, walls, and doors for integrity and safety. Inspect for stains or damages indicating active of previous leaks. We verify doors and ceilings for the proper materials, seal gaps and functionality.
Garage
Swimming Pool
Visual swimming pool inspection is included with your Damngood Pre-Listing Inspection. We look for cracks or uneven areas on the deck and evaluate the pool's surface for signs of wear. We inspect the heating system and the filtering equipment
We offer an upgraded Pool Leak Detection service that will check the pool for leaks.
The inspector will check roof coverings for damage, assess roof penetrations like skylights, chimneys and vents, and inspect gutters. We also examine soffits and fascia for entry points. In the attic, we check insulation, ventilation, and pests that might jeopardize the home's integrity.
We offer an upgraded WDO inspection that will check for the presence of termites.
Foundation and Exterior
During an exterior inspection, the inspector will assess the condition of the foundation, evaluate the ground and slope for proper water drainage and check for cracks, moisture, and damage on exterior walls. We assess porches, decks, and patios for stability and safety, and conduct a basic evaluation of the irrigation system to prevent excess moisture around the foundation.
Roof and Attic
The electrical inspection looks at service lines for proper installation and checks the grounding system. Electrical panel and wiring are evaluated for wear or damage. Connections are inspected for security, and accessible outlets are tested for safety and functionality. Lights and fixtures are also checked to ensure they are installed correctly and working properly, helping to prevent hazards.
Plumbing
The plumbing inspection include water supply and distribution systems to ensure they function properly. It examines tubs and showers for wear and water pressure issues, checks drains for clogs and flow, and evaluates the waste and venting systems to prevent sewage backups and ensure safe gas venting.
We offer an upgraded Sewer Scope service that evaluate the lateral sewer line for possible blockages.
Electrical
The interior inspection checks windows and doors for proper functioning and seals. We scan the property with an infrared camera to look for possible water leaks. Inspector evaluate counters, cabinets, flooring stability, and assess walls and ceilings for cracks, mold, or stains that may indicate issues. Appliances are complementary tested for functionality.
We offer an upgraded Indoor Air Quality (IAQ) test that evaluates the presence/ concentration of mold spores in the air and Environmental Inspections that checks water quality, asbestos and lead paint.
HVAC
The heating, ventilation, and air conditioning (HVAC) systems pre-listing inspection examine the furnace, air conditioner, and heat pump, as well as the controls for temperature and airflow. We visually inspect the ductwork for problems that could lower efficiency. Using advanced infrared technology, we can see if all rooms are cooling evenly, helping you spot potential issues.
