What issues can a home inspection reveal?
Understand the kinds of visible findings a home inspection may document and when a specialist evaluation is the next useful step.

A home inspection can bring attention to observable conditions that deserve repair, maintenance or further evaluation. The report should help you understand where the concern is and why it matters, while explaining any areas the inspector could not assess.
Examples of useful findings
- Roof and exterior: damaged materials, visible leakage evidence or drainage conditions that affect the building.
- Structure: visible cracking, movement indicators or altered framing that may need a qualified specialist’s evaluation.
- Plumbing: observable leaks, damaged components or fixtures that do not operate normally.
- Electrical: visible conditions that may require attention from a licensed electrician.
- Heating and cooling: equipment that is not operating normally or conditions that call for service.
- Interior: moisture staining, damaged components and other findings within the agreed scope.
A symptom is not the whole diagnosis
A ceiling stain does not, by itself, establish when a leak occurred or what a repair will cost. A crack does not, by itself, establish the cause or certify structural adequacy. Ask which follow-up would answer the remaining question, and obtain that evaluation while you still have time to use it.
Confirm additional services separately
A standard home inspection should not be assumed to include WDO/wdo-termite-inspection reporting, mold assessment, air testing or a sewer camera inspection. If a specific concern prompted your search, mention it before booking so the team can discuss the appropriate service and provider.
Read both the findings and the limitations. The absence of a reported defect is not proof that concealed areas are clear or that every system will keep working after the visit.
