You may need a 4 Point Inspection when the insurer or insurance agent handling your application requests one. Ask for that requirement early, so it does not become a surprise close to closing. A lender’s appraisal, a buyer’s inspection and an insurer’s inspection form answer different questions.

What the report is for

A 4 Point Inspection documents the roof, electrical, plumbing and heating/cooling systems for insurance review. The insurer determines which form, photographs and supporting records it will accept. Requirements vary; a rule from one insurance company is not a universal Florida age cutoff.

Questions to ask your insurance agent

  • Do you need a 4 Point report for this specific property and policy application?
  • Which form and photographs are required, and how recent must the inspection be?
  • Are you also requesting a Wind Mitigation report or other documentation?
  • If an issue is identified, what repair evidence or follow-up report would you need?

Keep your buying inspection separate

A Pre-Purchase Inspection addresses a broader view of the home for your own decision. A 4 Point report should not replace that evaluation merely because it includes several major systems. You can ask about arranging the appropriate inspections together while receiving the distinct reports required.

After delivery, send the insurance report to your agent for review. The report does not bind coverage, set the premium or guarantee acceptance. Keep the insurer’s response and your purchase deadline in view before making assumptions about closing readiness.
